Kathryn Peacock Honored as a 2020 Real Estate Forum Woman of Influence

By Partner ESI

FOR THE CRE CONSULTANT/ADVISOR CATEGORY

Partner Engineering and Science, Inc. Principal Kathryn Peacock, was recently recognized in the Real Estate Forum’s 2020 edition of Women of Influence!

According to the Real Estate Forum., the Women of Influence list highlights professionals who “excel at career achievements, community outreach and mentorship within the CRE industry.”  A true industry influencer, Ms. Peacock has spent her career on a mission to bridge the gap between the technical world and the commercial real estate world.

Kathryn Peacock said “It’s an honor to be chosen as a recipient of this award and to be amongst the many talented woman across the country who have achieved so much!”

Working out of the Phoenix office, Ms. Peacock oversees a nationwide roster of clients. With 21 years of experience, Kathryn has worked on thousands of transactions for some of the nation’s largest lenders, real estate investors and corporations.  She has worked tirelessly to explain and quantify risks in ways that are relatable and understandable for CRE professionals, to help them make informed risk decisions.

In her home state, Partner was ranked the #1 due diligence provider for the second quarter of 2020 in Arizona by EDR’s Scorekeeper. Kathryn had a significant contribution to Partner’s top ranking in Arizona and will ensure Partner continues to be the due diligence leader in that state.

Kathryn holds a bachelor’s degree in Soil Science from Prescott College and a Master’s in education from the Arizona Teachers’ Institute. Kathryn applies her academic and professional expertise as an industry thought leader, speaking and writing frequently about risk management best practices.  Recently, Ms. Peacock created a ten-part video series to educate CRE stakeholders on commonly asked questions about environmental risks.  Making the information relatable, actionable and accessible has helped hundreds of viewers better understand risks that can impact their deals. View her videos here.

Kathryn is a founding member of the Environmental Facilities Management Roundtable (EFMR). This group was formed to facilitate dialogue among industry peers that previously had no forum to collaborate on innovation, challenges, and emerging issues on environmental operations management.  Recognizing the challenges COVID-19 would create for property owners and facility managers, and Partner’s unique position to advise these professionals on health & safety best practices, Ms. Peacock leveraged the EFMR group to host a roundtable on how to manage their facilities during the pandemic.  Attended by hundreds of managers and owners, the call shed light on how to mitigate the risk of COVID-19 spread through pandemic response planning, deep cleaning procedures, and post-cleaning verification sample prior to building re-occupancy.  Ms. Peacock also created a video on these risk mitigation strategies, found here.

Ms. Peacock is also dedicated to advancing industry standards and best practices though her involvement with associations such as ASTM. She has authored two groundbreaking studies quantifying risks and how they impact deals:

  • “When you do less due diligence, do you miss big risks?  How much could that cost you?”  Answers: Yes, and potentially a lot!  Recently, Ms. Peacock and a colleague partnered to answer these questions and advise credit rating agencies on deals that have “streamlined” environmental due diligence (required a smaller scope).  The study was published in CRE Finance World.  Click here for publication.
  • “How often is a dry cleaner site contaminated?  Or an auto shop?  Or other risky property type?”  Answer: Pretty often!  Ms. Peacock was the lead author on another study of thousands of transactions of “high risk” property types where subsurface testing was done, looking at how often contamination was found and how significant it was.  Click here for publication.

Ms. Peacock is actively involved in CREW, RMA Phoenix, MBA, BOMA as well as being a member of the EBA (Environmental Bankers Association) committee for content and education.

Joseph P. Derhake, Partner CEO, says “We are proud to see Kathryn Peacock honored as one of the most influential women in commercial real estate by Globe St./Real Estate Forum. At Partner, our leadership is about half female. I am blessed to work with so many talented women. Kathryn is really an industry leader as she works with experts within our company and with our competitors to improve the quality of technical service we collectively provide to the CRE industry.”

John Wharff, EP, Director of Operations, says “Kathryn is a true visible expert in our field and consistently looks for opportunities to bring useful content to our CRE clients. She is a leader in the greater Phoenix market and beyond. Since opening Partner’s Phoenix office in 2011 it has grown to almost 40 staff, largely because of Kathryn’s reputation and knack for recruiting highly skilled professionals such as herself. Congratulations Kathryn, this recognition is well deserved!”

Peacock, along with all of the other 2020 Women of Influence, was profiled in the July/August special issue of the Real Estate Forum.
