The Partner ADCM service team established an asset inventory database for existing heating, ventilation, and air conditioning (HVAC) equipment, which included packaged rooftop units in (RTUs), split-system equipment, air handling units, and make-up air units. The asset-by-asset approach to the data collection process consisted of placing a QR code sticker on each piece of equipment and gathering key metrics such as accurate GPS latitude and longitude coordinates, the associated tenant suite(s) it serves, nameplate information (i.e., manufacturer, model number, serial number, manufacturing/install month and year, capacity sizes, etc.), observed condition rating, and multiple photos documented. The equipment inventory database was then uploaded into RAVTI, an HVAC-focused building operations platform by Building Engines, a JLL company.
Project Purpose
Retail property owners with triple-net (or NNN) lease agreements wanted to verify that tenant mechanical equipment was being maintained as specified in the leases. The RAVTI platform tracks maintenance compliance and offers other features to improve net operating income.
