This client was interested in purchasing 11 gas station properties in Michigan, some of which had been gas stations for over 50 years, with one nearly 100 years old. Partner reviewed prior due diligence and completed new Phase I ESAs for all sites. Issues were identified with several sites that required three new Phase II subsurface investigations.
Based on Partner’s Phase IIs and previous due diligence findings, Partner developed and submitted five Baseline Environmental Assessments (BEAs) and Due Care Plans to the Michigan Department of Environment, Great Lakes, and Energy (EGLE) for this portfolio. Thanks to Partners work and expertise, the client was able to make an informed decision within their due diligence window and ended up closing on all 11 gas stations as scheduled.
