When Stockbridge Capital sought to acquire a $570 million, interstate, industrial portfolio with sites at various stages of development, they selected Partner as their due diligence consultant. Partner performed equity-level property condition assessments and/or environmental site assessments at eighteen properties with a combined building area of approximately 9,480,142 square feet. Sites were located in Illinois, Texas, Florida, Nevada, Pennsylvania, Kentucky, Ohio, Wisconsin, and Tennessee. Partner combined sites at four locations and prepared a total a total of thirteen equity-level ESA and PCA reports. These reports provided information necessary for a greater understanding of investment risk directly related to the subject property, including environmental conditions, existing building conditions, and projected capital needs.
To meet their targeted acquisition date, the client required an accelerated due diligence schedule. Partner completed all assessments and reports within three weeks. After the transaction closed, Partner’s representative reviewed report findings with the client’s management team to acquaint them with their new assets.
